¿Are the old roof tiles reusable? Do they have any warranty??
Usually in old building we can find old roof tiles, basically Arab-style roofing tiles or Marseille roof tiles, that were originally handmade produced by smallold local “potters” so there is no guarantee to be used in a new deck or for a roof rehabilitation. According with the new mandatory CTE (Código Técnico de la Edificación / Technical Building Code) is mentioned for the supply of any construction material on site, the following:
“7.2.1. Control of documentation of supplies
1. The product suppliers must provide documentation and quality guarantees required for the products supplied. The suppliers will deliver to the builder, who will provide to the manager on site, all product identification documents required by the mandatory regulations. This documentation shall include, at least, the following documents: a) Documents of origin, supply sheet and labeling; b) The manufacturer’s guarantee certificate, signed by a natural person; and c) lThe documents of conformity or administrative authorizations required by regulation, including documentation corresponding to the CE marking of construction products…”.
If we cannot find the manufacturer of the old mentioned roof tiles and there is no documentation for them, there will be no warranty and can be used only for decorative purposes and not to fulfill the functions for which the roof tiles are inicially made (covering and protection against rainwater and winds.)

BORJASYSTEM is a dry, ventilated and safe installation roofing system. This installation system was born under the necessity of adapting to new requirements with regards to the need of reducing energy consumption, and CO2 and greenhouse gas emissions to meet Horizon 2020 energy objectives.
A BORJASYSTEM ventilated roof, installed together with the corresponding layer of thermal insulation, improves the energy efficiency of the roof, playing an important role in reducing the heat which passes through the covering to inside the home.
This roofing system minimizes the chances of condensation forming in the thermal insulation and the materials of the exterior walls and roof, thanks to the use of waterproof and breathable membranes and the continuous circulation of air between the supporting structure and the tiles. The incorrect use of mortar causes the majority of problems experienced with sloping ceramic tile roofs:
Damp and leaks.
Structural overloading.
Cracks and breaks in parts and joints.
Lack of adequate ventilation.
The BORJASYSTEM installation system defines the criteria to be followed for a complete dry installation of the roof without the use of mortar. When it comes to roofing, the correct installation of the system is as or more important than the material used to finish it.
What should be consider regarding the ventilation of the roof?
Adequate ventilation of the roof, unthinkably, is an aspect not often considered when building a house, although it is an important factor that strongly determines its durability and efficiency. Having this matter into consideration during construction stage will save expensive repairs in the future and will make the cost look insignificant.
As known, ceramic roof tiles are porous products and therefore susceptible to absorb and release water (known as “breath” of the material), that makes them ideal to regulate the moisture inside the building.
How to avoid moisture through the roof in a house?
For a good ventilation of the deck consider:
ensuring a good setting of the roof with special attention on the minimum air chamber
using Ventilation roof tiles displayed in a proper array
This permits an easy drying of the roof tiles and eliminates moisture build-up inside the roof.
The roof ventilation will improve the conservation, thereby enhancing the maintenance of the roof. It also reduces the appearance of mosses and fungi, since a well-ventilated roof tile retains the water absorbed for a lot less time and therefore fails to provide moisture conditions that favour germination.
Why is it so important the roof ventilation?
Even if a roof is properly done, the humidity will have access inside. This is a phenomenon always present and technically unavoidable; therefore, the system used for the entire roof must provide a way for the condensed water to be removed from the inner layers of the roof.
Thus, ventilation becomes the key element for that purpose, which is achieved by providing a chamber beneath the roof tiles to force airflow re-cycle through for a continuous drying process.
Tejas Borja was present at the last edition of CEVISAMA fair, celebrated from February 1st to 5th in Valencia. This is the most important event for the ceramics sector in Spain and it’s considered one of the best international fairs of ceramic materials.
Our 160 sqm stand received numerous visits of architects, clients and distributors from Southern and Northern Europe , as well as from Middle East, Africa, Asia and America.
In this last edition we displayed the new product line for the Flat tiles together with our most representative roof tiles and colours from the wide range of our catalogue. Also there was presented the wide range of ROOF COMPONENTS for the dry installation, developed to obtain healthier, lighter and energetically more efficient roofs with a longer useful life. We offer solutions relative to ventilation, waterproofing, fixation, etc.
Another major novelty was the presentation of the new catalogue 2016 “RAISE the Roof – A century around tiles”, which received words of admiration from all the assistants at the event.
In addition to all these innovations, there was also presented the new website tejasborja.com with a new look and updated contents. On the website there have been included new sections like our Blog, where we will be telling everything related to the company like our new technologies, new products and colours, advices, events and much more.
